Duties and Responsibilities include the following. Other duties may be assigned.
Summary: The Housekeeping & Maintenance Inspector performs a variety of duties in support of all maintenance and housekeeping activities. In this position you will be responsible for cleaning and maintenance of all vacation rentals. This includes the preventative, routine, and diagnostic care, maintenance and housekeeping duties of all units in the company portfolio.
1. At direction of supervisor; assess, diagnose, and respond to guest maintenance call when a licensed professional is not required. 2. Perform minor repairs; towel bars, toilet paper holders, paint repairs. This is not an all-inclusive list 3. Perform routine maintenance at company owned properties- Change Air Filters every 3-6 months 4. Inspect Houses upon guest departure 5. Inspect Cleans- examines carpets, flooring, drapes and furniture for stains, damage, or wear 6. Open houses and check units prior to guest arrivals 7. Upon approval of the Director, complete work orders and return copy to Director when completed 8. Responsible for completing and documenting scheduled preventative maintenance 9. Evaluate maintenance requests, set priorities and process work assignments. 10.Collect trash on same day Check Out/ Check In 11.Collect trash at Company Owned Houses 12.Be aware of any unsafe conditions and report them to the Director immediately 13.Maintain inventory of maintenance equipment and supplies and perform annual inventory of all items. 14.Communicates with employees and outside vendors regarding maintenance issues and provides coordination of services. 15.Provides support for Housekeeping and Maintenance Director as requested.16.May be required to be on-call after hours if a Maintenance Technician needs assistance. 17.Maintains good public relations when interacting with guests, vendors, rental agents, and owners in a respectful and professional manner. 18.Demonstrate strong professional communication skills at all times; developing and maintaining good public relations when interacting with owners, guests, vendors and employees. 19.Keep track of the inventory of unit keys when distributed to vendors. 20.Performs special projects and other duties as assigned. 21.Regular and reliable attendance and your physical presence at the work site.

Language Ability: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Math Ability: Ability to add and subtract two digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Reasoning Ability: Ability to apply common sense understanding to carry out simple one- or two-step instructions. Ability to deal with standardized situations with only occasional or no variables.
Education/Experience: High school diploma or general education degree (GED); Two to four years related experience and/or training; or Equivalent combination of education and experience. Must have a working knowledge of Microsoft Office.
